Landowners benefit from TDR under road-widening project in Indore

Madhya Pradesh: Landowners affected by the ongoing master plan road-widening projects in Indore will now benefit from Transferable Development Rights (TDR). The Indore Municipal Corporation has officially announced that those whose land has been acquired for road widening will receive TDR certificates as per the regulations.
This initiative is being implemented under the direction of Municipal Commissioner Kshitij Singhal. The Municipal Corporation aims to improve traffic flow in the city and modernize urban infrastructure. Under this initiative, work is progressing rapidly on widening major roads like Cantonment Road and Jinsi Road.
According to the Municipal Corporation, affected landowners will be given appropriate compensation in the form of TDR for the land or plots used for road widening. This system is being implemented to provide financial security to landowners and ensure transparency in development work.
Under the TDR system, landowners will be granted a certificate that they can use as additional development rights in future construction projects. This means that affected landowners will be able to benefit from additional FAR (Floor Area Ratio) or building capacity when constructing buildings on their remaining plots.
According to municipal officials, this policy is an important step in striking a balance between urban development and land ownership interests. This will not only accelerate projects like road widening, but also provide a new way for affected citizens to receive compensation for losses.
Experts believe that the TDR system can prove to be an effective model in urban development planning, as it reduces the burden of immediate cash compensation on the government and benefits landowners in the form of future development rights.
Under this ongoing project in Indore, special attention is being paid to reducing traffic congestion and streamlining traffic on the city’s major roads. Along with road widening, drainage and other infrastructure improvements are also being made.
The Municipal Corporation has also stated that the plan will be implemented in a transparent and systematic manner, ensuring no landowners face any inconvenience and that development work can proceed without hindrance.
This decision is expected to provide a new impetus to the city’s development efforts, and in the future, Indore’s urban infrastructure may evolve into a more modern and streamlined structure.
