The state government has made key amendments to the Telangana Building Rules 2012. It has issued a GO giving new guidelines on the use of TDR. According to this, buildings with a height of more than 21 meters will be considered high-rise. TDR has been made mandatory for buildings of 18-21 meters in plots of 750-2000 square meters.
The state government has also relaxed the setback for non-high rise buildings. It has allowed up to 10 percent setback relaxation in high rise buildings. It has allowed additional floors in plots above 2000 sq m. It has allowed 3 additional floors near 40 feet road. It has allowed 4 additional floors near 60 feet road. It has allowed 5 additional floors near 80 feet road. It has made the use of TDR mandatory in buildings above 10 floors. It has said in the guidelines that 5 percent TDR loading should be done for buildings above 20 floors and 50 percent TDR should be submitted at the time of building permission. It has been stated that the remaining 50 percent TDR should be submitted before the occupancy certificate.
